What does a title company actually do?

A title company examines the ownership history of a property, resolves anything clouding that ownership, issues title insurance, holds the money in escrow, and runs the closing itself — then records the documents with the county afterward.

Why do I need title insurance if the title was searched?

A search finds what is in the public record. Title insurance covers what a search cannot reasonably uncover — a forged signature further back in the chain, an unknown heir, a recording error. An owner's policy protects you for as long as you own the property.

Who chooses the title company?
